Hull-based property specialists Garness Jones say an increasing focus on supporting people who are investing into the region’s residential lettings market has been the motivation for launching a new website and a subtle rebrand.
Garness Jones Residential has grown steadily in recent years alongside the company’s long-standing commercial property operations, supporting an increasing number of ‘professional landlords’ in managing growing portfolios.
The firm has also built an enviable client list in the management of apartment blocks and complexes for owners, representing both their interests and those of leaseholders by ensuring the smooth running of facilities and maintenance.
“We’ve seen something of a transformation of the business over the past two years, perhaps influenced by the overall standing of Garness Jones in the property market locally,” said residential lettings manager Matt Johnson.
“We recently surveyed our residential property clients, both landlords and tenants, and the results came back that people really trust our knowledge of the market, and our integrity and how we go about our business.
“That was really pleasing, particularly a sector where there have been very recent law reforms aimed at making it easy for people who are renting, forcing landlords and property owners to really deliver value and fairness. That is what we have based our business on and why we have grown.”
Mr Johnson says recent heavy investment into Hull, the impact of the year as City of Culture in 2017, and significant plans for future improvements across the city have had a significant impact and put the city and wider region in the minds of investors.
He added: “It was no surprise when a recent survey labelled Hull the happiest place to rent’ in the country based on the cost of renting and the wellbeing of residents. Add to this the great yields still available to landlords and it is clear to see why Hull is a great proposition.
“We have been supporting an increasing number of professional people locally by managing not only the lettings of their properties, but also helping them to grow their portfolio and spot good opportunities for returns.
“We’re delighted to say that this is also helping us improve the standard of properties we are now being selected by landlords to manage and market across popular areas of Hull and the East Riding. It is all positive for the region.”
Management of apartment blocks with leasehold residents a growth area
Garness Jones Residential has also seen substantial growth of its work managing complexes of shared apartments and flats, a role in which its work is equally important to both the overall property owners and the leaseholders.
It is currently managing developments including Queens Court BBC Building and Exchange Chambers apartments in Hull and Raywell House in the East Riding.
Senior block manager Liam Parker says it is a specialist role, and one again where the firm has secured more contracts through its reputation and standing.
“Block management is an area where we have really developed a strong reputation over the past few years and we manage over 2,000 units in over 100 developments across Hull and the East Riding, as well as out into York,” he said.
“We handle everything from budgeting advice, insurances, companies house requirements and financial management to health and safety compliance. It’s a role where the big things matter to the owners of the development but the little things, like daily repairs and refurbishments, make a big difference to residents.
“This has been a growing area of the business as we have also assisted many leasehold residents in challenging their current block management when unhappy with the service and choosing their own management company under the ‘Right to Manage’ legislation.”
