FI Real Estate Management (FIREM) has completed a £1.7m refurbishment programme of the ground and first floors of Cherry Tree Court in Hull, with a new phase of works underway to improve the second floor of the former HMRC building.
The completed programme saw a CAT A refurb of the current office areas, including the creation of an open plan layout, installation of new carpets and a new heating, ventilation and air conditioning (HVAC) system, as well as exposed sprayed ceiling. The communal areas of the 35,000 sq ft building were also renovated with a new welcoming area and lobby, shower facilities, cycle store, four storage garages and 46 car parking spaces.
The next phase of works has started on the second floor of the three-storey building and is due to complete in November 2022. FIREM’s investment in Cherry Tree Court aims to provide high quality office space in the city and to create a new business community.
Located in the heart of Hull City Centre and close to Hull Paragon station, Cherry Tree Court currently offers up to 22,828 sq ft of refurbished office space and includes FIREM’s dedicated serviced office provider, FigFlex Offices, which occupies more than 6,000 sq ft of the ground floor.

Formerly home to the HMRC and one of the most prominent office buildings in Hull City Centre, Cherry Tree Court’s first tenant to ‘come aboard’ prior to the refurbishment was Hull Trains, with the rail operator currently taking up 5,000 sq ft of grade A office space on the ground floor.
